We start with what genuinely comparable properties near you have actually achieved — not what they were advertised at. Asking prices tell you what someone hoped for; sale prices tell you what a buyer paid.

Yes. There is no charge and no catch. We appraise properties every week; it costs us an hour and it is how people get to know us.
Am I committing to anything?
No. You are not signing an agency agreement and you are under no obligation to list with us. Plenty of people appraise years before they sell.
How long does it take?
The visit is usually 30 to 45 minutes. You get the appraisal in writing after it, not a number guessed at the door.
Do you need to come inside?
For an accurate figure, yes. Condition, layout and light are exactly the things a desktop estimate cannot see, and they move the number most.
What if I only want a rough idea?
Say so on the call. We can give you an indicative range from comparable sales without a visit, and you can take it further whenever you like.
