What is a rental appraisal?
A rental appraisal is a property manager's assessment of what your property should rent for in the current market. It is based on the property's condition, layout and location, and on what comparable properties in the same suburb have actually leased for — not on what similar properties are advertised at, which is a different number.
Does a rental appraisal cost anything?
No. The appraisal is free and carries no obligation to list with us or to change agencies. You get the rental range and the reasoning behind it whether or not you go any further.
How long does it take?
We come back within one business day of your enquiry to arrange a time. The appraisal itself is a walk-through of the property, and the written range and management proposal follow it.
I already have a managing agent. Can I still get an appraisal?
Yes. Landlords often ask for an appraisal to check that the rent is still right for the market. If you decide to move the property across afterwards, our guide to switching managing agencies sets out the notice period and the handover step by step.
What do you need from me?
The property address and a way to reach you. Anything else — the current rent, the lease end date, whether it is tenanted — is useful but not required, and we will ask for it when we call.
