We handle the handover.

What happens when I switch to Wemark?
You sign one form. Everything after that is our job.
- The call. A property manager calls within four business hours, goes through your current management agreement with you to find its notice period and any exit terms, and sends our fee schedule in writing.
- One form. You sign our management agreement, which authorises us to act for you. It is the only paperwork you do.
- We contact your current agent. We send the written notice and the handover request on your behalf, so you never have the awkward conversation.
- Keys, files and the ledger. We collect every key and remote, the lease, the condition and inspection reports, the maintenance history and the full rent ledger, so we know exactly where the rent account stands, arrears and advance payments included.
- The bond. The bond stays lodged with Consumer and Business Services under the same reference number. It is not paid out or re-lodged; only the agent acting on it changes, and we arrange that. Your tenant does nothing.
- Your tenant. Before the changeover date we write to your tenant with our contact details, the new rent account and how to report repairs, then call to introduce ourselves.
- Rent from the changeover date. We watch the first payments into the new account and release rent to you the day it is paid. Our management fee starts when the rent does.
Will my tenant be disturbed?
No. A change of property manager is paperwork for the tenant, not a new tenancy. Their lease, their rent, their bond and their rights under the Residential Tenancies Act 1995 (SA) all stay exactly as they are. What changes is the account they pay rent into and the people they call about repairs, and they hear both from us, in writing and by phone, before the changeover date. There is no extra inspection to mark the switch: routine inspections carry on at the usual three to four a year, each with written notice.
In practice most tenants notice the difference only when they report a repair and someone replies the same day. Repairs are reported online on our maintenance page, with photos, at any hour.
Can I switch property managers mid-lease?
Yes. The tenant’s lease is a contract between you and the tenant; the management agreement is a separate contract between you and your agent. Ending the second does not touch the first, so there is no need to wait for the lease to end or for the property to be vacant. The only timing that matters is the notice period in your current agreement, which is often 30 to 90 days, and we find it with you on the first call. If the property is vacant, the switch is simpler still: we take over the leasing straight away.

What does the 6.6% cover?
Every fee we charge is in this table and in your management agreement before you sign. Nothing is charged for the switch itself.
| Fee | Wemark |
|---|---|
| Management fee | 6.6% of rent collected, inc GST |
| Letting fee (new tenant) | 1.5 weeks’ rent plus GST |
| Routine inspection | $33 inc GST per inspection |
| Entry and exit inspection | $55 inc GST each |
| Lease renewal | $299 inc GST |
| Monthly admin fee | $12 inc GST |
| Statement fees | Nil |
| Maintenance handling fees | Nil |
| Exit or handover fees | Nil |
| Any other charges | None. There are no hidden charges. |
The 6.6% covers the month-to-month management of your property:
- Rent collection, with automated arrears follow-up.
- Maintenance through vetted trades, with your approval before anything is spent and no mark-up on the invoice.
- Monthly statements and an end-of-financial-year summary, with no statement fee.
- Rent reviews against live market data before each lease expires.
- SA tenancy law and compliance, notices and the tribunal, handled.
- End of tenancy: exit reports, bond claims and early re-letting.
Worked example: a $600-a-week property
- Rent collected$31,200 a year
- Management fee at 6.6%$2,059
- Admin fee, $12 a month$144
- Four routine inspections$132
- Ongoing cost$2,335 a year
About $45 a week, and tax deductible. Most Adelaide agencies charge 9% to 11% plus a letting fee of up to two weeks’ rent. On the same property, 9% alone is $2,808, before admin, inspections or maintenance mark-ups.

Why Adelaide landlords switch to Wemark
Each of our property managers looks after about 100 properties, where the industry norm is 150 to 200. That smaller load is what makes the rest possible: replies within four business hours, three to four routine inspections a year with a 360° photo report each time, and rent released to you the day it is paid. In the twelve months to October 2026 our median home was leased in 7 days, from 170 tenancies across 77 suburbs.
Not sure what your property should be earning before you move? Start with a free rental appraisal: the rent figure, the comparable rentals behind it and our fees in writing, with no obligation.
Asked before switching
- Do I have to tell my current agent myself?
- No. Once you sign with us we send the written notice and the handover request on your behalf, and we follow up until the keys, the lease, the bond details and the rent ledger are with us.
- What does it cost to leave my current agent?
- That depends on your current management agreement: the notice period, often 30 to 90 days, and any break fee are written in it. We read it with you on the first call, before you commit to anything. Wemark charges no exit fee if you ever leave us.
- Is there a fee to switch to Wemark?
- No. There is no handover or set-up fee, and with a tenant already in place there is no letting fee either. From the changeover date you pay the ongoing fees in the table above: 6.6% of rent collected, inspections at $33 and $12 a month admin.
- What happens to the bond when I switch?
- Nothing your tenant needs to do. The bond stays lodged with Consumer and Business Services under the same reference number; it is not refunded or re-lodged. Only the agent acting on it changes, and we arrange that with CBS.
- What if my current agent is slow to hand over?
- We follow up in writing. Your current agent has to hand over your property’s keys, records and bond details when their authority ends, and if they do not, Consumer and Business Services is the place to escalate. It rarely comes to that.
- Can I switch if my property is vacant?
- Yes, and it is the simplest switch of all. We take over the leasing straight away: photos, advertising, inspections and screening. A letting fee of 1.5 weeks’ rent plus GST applies when we place the new tenant.
