What happens next

What happens when I rent out my property?

More than half our homes are leased inside a week. This is that week.

  1. The call. A property manager calls within four business hours, agrees the asking rent with you from the comparable rentals, and sends the fee schedule in writing.
  2. Photos and the listing. We photograph the home and write the listing, then it goes on our own site first and the major portals straight after.
  3. Inspections and applications. We run the open inspections and take the applications, so you are not fielding calls.
  4. Screening. Every applicant is checked on background, references, finances and the TICA tenancy database before a lease is offered.
  5. The lease and the bond. The lease is signed, the bond is lodged with Consumer and Business Services (how that works is in our rental bond guide), and the ingoing condition report with photographs is done before the tenant moves in.
  6. Rent, from the first week. Rent is released to you the day it is paid, and the management fee only starts when the rent does.

Why landlords rent through Wemark

Each of our property managers looks after about 100 properties, where the industry norm is 150 to 200. That smaller load is what makes the rest possible: replies within four business hours, three to four inspections a year with a photo report each time, and a named manager from the first advert to the final bond claim.
