50 suburbs, 21 quarters, houses and units by bedroom count, every figure from the rental bonds lodged with the South Australian Government. Updated each quarter, free to reuse with attribution.

Across the 50 Adelaide suburbs Wemark works in, the bond-weighted median rent on new leases was $567 a week in April to June 2026, +6% on a year earlier and +52% on five years ago. Metropolitan Adelaide’s median was $580, from 11,265 new bonds lodged with Consumer and Business Services.

33 of the 47 comparable suburbs rose on the year, 13 fell and 1 was level. 3 suburbs lodged fewer than 10 new bonds (Gawler, Gepps Cross, Mitcham), so their medians are marked as a rough guide. A suburb’s median also moves with its mix: a quarter heavy with units reads lower than one heavy with four-bedroom houses.

About these figures

Which Adelaide suburb had the highest median rent in Apr–Jun 2026?
Modbury Heights, at $690 a week from 30 new bonds, followed by Norwood ($675) and Walkerville ($675). Only suburbs with at least 10 new bonds in the quarter are ranked, because a median from a handful of leases says more about those homes than about the suburb.
Which suburb had the lowest median rent?
Bowden, with a median of $449 a week from 90 new bonds, then Kilburn ($480) and Davoren Park ($500). A low median often reflects more units and one-bedroom homes rather than cheaper houses, so compare the house and unit columns too.
What is the median rent for a three-bedroom house?
Across metropolitan Adelaide it was $620 a week in Apr–Jun 2026, from 4,635 new bonds. In the 50 suburbs here it ranged from $500 in Davoren Park to $980 in North Adelaide, counting suburbs with at least 10 such leases. The online rent estimate gives the figure for any suburb, type and bedroom count.
Where do these rent figures come from?
The Private Rent Report, published each quarter by the South Australian Housing Trust from the rental bond records held by Consumer and Business Services. Each bond lodged records the weekly rent, so the report covers new leases that took a bond, not the rent sitting tenants pay. It is published on Data SA under a Creative Commons Attribution licence; this page uses the release dated 11 August 2026.
Does this report show rental vacancy rates?
No. Bond records show what new leases were signed for, not how many homes were empty, so there is no vacancy figure here and we do not publish one. What we can show is how quickly our own rentals lease: our rent my property page has that record.
How often is this report updated?
Every quarter, soon after the Housing Trust publishes the new figures, usually six to eight weeks after the quarter ends. July to September 2026 will be added when it is released. The date at the top of the page is the date of the data.
