Choose a suburb, house or unit, and the number of bedrooms, and this estimate returns the median weekly rent of new leases signed there in April to June 2026, from the bonds lodged with the SA Government. How the estimate works
When a lease starts with a bond in South Australia, the bond is lodged with Consumer and Business Services along with the weekly rent. Each quarter the SA Housing Trust publishes the median of those rents for every suburb, split into houses and units and by bedrooms, as the Private Rent Report. The estimate looks up your suburb, type and bedroom count in the latest release and shows the quarters before it, so you can see how steady the figure is.
What an online estimate cannot see
A median is the middle of every new lease in the suburb, not your home. It cannot see the kitchen and bathrooms, a main road out the back, the yard, parking, heating and cooling, or whether the home is furnished. Nor does it know what else is listed nearby this week, which is what a tenant compares your home against. That is why two three-bedroom houses in one suburb can lease for quite different rents, and why a rental appraisal made after seeing the home is the figure to advertise at.
When the figure is a rough guide
Where fewer than 10 new leases of that kind were signed in the quarter, the median rests on a handful of homes, and the estimate says so. Where there were none, it falls back to all homes of that type in the suburb, then to metropolitan Adelaide, and tells you which it used.

- Is this online rental appraisal free?
- Yes. There is no sign-up and no charge, and the estimate appears on the page. If you then book a full appraisal, that is free too and carries no obligation.
- How accurate is an online rent estimate?
- It is an exact median for the suburb, type and bedroom count, built from actual bonds. How close it is to your home depends on how typical your home is, so use it as a starting point and have the home itself appraised before you advertise.
- Where does the rent data come from?
- The Private Rent Report, published quarterly on Data SA by the South Australian Housing Trust from the rental bond records of Consumer and Business Services, under a Creative Commons Attribution licence. This estimate uses the April to June 2026 release.
- Why is there no figure for my suburb?
- Some suburbs have no new leases of a given type in a quarter. The estimate then falls back to all homes of that type in the suburb, or to metropolitan Adelaide. It covers metropolitan suburbs only.
