What is a rental appraisal?

A rental appraisal is a property manager’s written opinion of the weekly rent a home should achieve if it were leased today. It is based on comparable homes recently leased nearby and on what is competing for tenants now. It is an estimate of market rent, not a formal valuation, and in Adelaide most agencies provide one free.

Rental appraisal meaning, in plain terms

To appraise something is to judge what it is worth. A rental appraisal judges what a property is worth to a tenant, week by week. The answer is usually a single weekly figure or a narrow range, such as $560 to $580 a week, with the reasons for it. Whatever it is called, it means the same thing.

It is an opinion, formed by someone who leases homes in the area for a living. That is its strength, because a good property manager knows what tenants in the suburb pay for and what they walk past. It is also its limit, because two agents can reasonably reach figures a little apart.

What is a rental appraisal used for?

Most often, to set the asking rent before a home is advertised. Ask too much and the home sits empty while the lost weeks add up. Ask too little and the shortfall lasts the whole lease. It is also used:

  • by investors before buying, to estimate the yield on a property;
  • by lenders, when an investment loan relies on rental income, usually as a signed letter (we write rental appraisal letters for mortgages free, within four business hours);
  • by owners weighing up whether to sell or rent, alongside a sales appraisal;
  • by landlords checking that a rent is still in line with the market before a lease is renewed.

Is a rental appraisal the same as a valuation?

No. A rental appraisal is an agent’s opinion and is usually free. A valuation is a formal report by a certified valuer, it is paid for, and it is what a court or lender relies on when it needs an independent figure. How accurate is a rental appraisal?

It is as good as the comparable rentals behind it and how well the appraiser knows the home. An appraisal made after seeing the property is sharper than one made from the address, because condition and layout move rent more than a photo shows. Ask to see the comparables. If a figure is well above all of them, ask why: a high number can win a management agreement, and the home then sits empty until the rent comes down.

Is a rental appraisal free?
From most real estate agencies, yes, including ours. You are not obliged to list the property with the agency that appraises it. A rental valuation from a certified valuer is a different, paid service.
How long is a rental appraisal valid?
There is no fixed expiry, but it reflects the market on the day it was written. Rents can move within a few months, so refresh an older appraisal before you advertise. Lenders set their own rules on how recent it must be.
