How to get a rental appraisal

To get a rental appraisal, ask a property manager who leases homes in your suburb. Give them the address, the bedrooms, bathrooms and parking, and any recent improvements, and let them see the home if you can. Most Adelaide agencies appraise for free. Step by step

Five steps to a rental appraisal

  1. Decide what it is for. Setting the rent before you advertise, a lender’s assessment, or deciding whether to buy or sell. If it is for a lender, you need a signed letter: request a rental appraisal letter for your mortgage and we email it within four business hours.
  2. Choose who to ask. A property manager who leases in your suburb every month has the comparable rentals to hand. Ask how many homes they leased nearby last year, and how quickly.
  3. Book it. By phone or online, with the address, bedrooms, bathrooms and parking, plus anything a tenant would notice: heating and cooling, renovations, outdoor space, whether pets are allowed.
  4. Let them see the home. A short walk-through lets the appraiser account for condition and layout. If the home is tenanted, the tenant must be given written notice before anyone inspects.
  5. Read the written appraisal. Check it gives a weekly figure or narrow range, the comparable rentals with their addresses and dates, the date, and who prepared it.

What to have ready

  • The address, and whether it is a house, unit or townhouse
  • Bedrooms, bathrooms and car parks, and the land or floor area if you know it
  • Improvements and when they were done: kitchen, bathroom, flooring, paint
  • Heating, cooling and the appliances included
  • The current rent and lease end date, if it is tenanted
  • Whether it will be furnished, and whether pets will be considered

An online estimate is instant and a fair starting point. How many rental appraisals should you get?

If you are also choosing a property manager, two or three is sensible. Compare the comparable rentals, not just the headline figure, because the highest appraisal is not a promise of the highest rent. A figure well above the comparables usually means weeks on the market and a price cut later.
