Free Rental Appraisal Adelaide
A rental appraisal is a property manager’s estimate of the weekly rent your home should lease for, worked out from comparable homes recently leased nearby. Ours is free and carries no obligation: book it below, a property manager calls within four business hours, and you get the figure, the rentals it is based on and our fee schedule in writing.

What is in a Wemark rental appraisal?
A figure you can check, not a number pulled from a portal.
Current market rent
A weekly rent for your property, backed by live local data rather than a suburb average.
The comparable rentals
The homes nearby it is measured against, so you can see how the figure was reached.
What would lift the rent
How your property compares to the suburb, and the improvements that lift rent the most, with the ones that don’t pay for themselves.
Our fees, in writing
The management fee and letting fee set out before you decide anything, so the cost of having it managed is on the same page as the rent.
How do I get a rental appraisal?
Three steps, and the first takes under a minute.
- Book with the address. Use the form above. Bedrooms and bathrooms help, but they are optional.
- A property manager calls within four business hours. They ask about the home and, where it helps, arrange a time to see it, because seeing the home is what turns an estimate into a figure you can rely on.
- You get the appraisal in writing. The rent figure, the comparable rentals behind it and our fee schedule. There is no obligation to list the property with us.
What decides how much rent a property gets?
Mostly the same things a tenant weighs when they scroll the listings: the suburb and street, the number of bedrooms and bathrooms, the condition of the kitchen and bathrooms, parking, outdoor space, and what else is available to rent nearby that week. Two similar houses a few streets apart can appraise differently because one backs onto a main road or has a second living area.
That is why an appraisal is a snapshot rather than a fixed number. It reflects the comparable homes that have leased recently and the competition on the market now. Our suburb guides show the homes we have leased in each area, and the house price report shows how the sale market has moved.
Is a rental appraisal the same as a valuation?
No. A rental appraisal is an agent’s opinion of the rent the property will achieve, and it is free. A valuation is a formal report prepared by a certified valuer, it is paid for, and it is what a lender or a court relies on. We explain the difference in more detail in appraisal versus valuation.
How quickly do Wemark rentals lease?
In the twelve months to September 2026 we secured 180 tenancies across 75 Adelaide suburbs. 97 of them were leased within a week, 84 within a day, and the median home was leased in 6 days. Every one of those listings is on our RateMyAgent profile, with the date it leased.
If you already know you want it leased, start there: what happens in the first week, from photos to the signed lease.

Asked before booking
- Is the rental appraisal really free?
- Yes. There is no charge and no obligation. You do not have to list the property with us or sign a management agreement to receive it.
- Can I get a rental appraisal online?
- You can book it online on this page in under a minute. A property manager then calls within four business hours and works through the details with you. Seeing the home is what turns an estimate into a figure you can rely on, so they may suggest a short visit.
- What happens after the appraisal?
- Nothing, unless you want it to. If you decide to lease the property, rent my property explains the first week. If you want it managed, the fee is 9% to 11% of the rent collected plus a letting fee when a new tenant is placed, and the management fee only starts when the rent does.
- Do you appraise commercial property?
- Commercial property is handled by our commercial team, who lease as well as sell. Ask for a commercial rent appraisal on that page.
- Which areas do you cover?
- Metropolitan Adelaide, with most of our homes in the northern and north-eastern suburbs, from Prospect and Enfield out to Salisbury, Mawson Lakes and Modbury. Every suburb we work in has a guide of its own.
