How do I get the letter?
- Request it above. The address is all we need to start. If your lender has asked for anything specific, reply to the confirmation email and tell us.
- We prepare it from the comparable rentals. A property manager checks the homes leased nearby and what is competing for tenants now. If we need to see the home or confirm a detail, they call you.
- It is emailed to you within four business hours. Forward it to your bank or broker. A request made in the evening or at the weekend is done the next business day.
Why does a bank ask for a rental appraisal letter?
When a loan depends on rent, whether you are buying an investment property, refinancing one, or keeping your home and renting it out, the lender counts the expected rent as income when it works out how much you can borrow. It wants that figure in writing from a licensed agency rather than from the borrower, and that is what the letter is.
Each lender sets its own rules on how recent the letter must be and what it must show, so ask your broker what they need before you request it.
Rental appraisal letter or valuation?
The letter is an agency’s opinion of market rent, and ours is free. A valuation is a separate report by a certified valuer, which the lender may order on the property itself. The letter supports your application; it does not replace the lender’s own checks. Why is it free?
Because many owners who ask for a letter later need someone to lease and manage the property, and we would like to be the agency they call. There is no obligation: the letter is yours either way. If you do want it managed, property management explains what we do and what it costs.

- Within four business hours of your request. A request made in the evening or at the weekend is done the next business day. If we need to see the home or confirm a detail first, the property manager will tell you when to expect it.
- Does the letter cost anything?
- No. It is free, and there is no obligation to have us lease or manage the property.
- Will my bank accept it?
- Lenders generally ask for a dated letter from a licensed agency, on its letterhead, giving the expected weekly rent, and ours covers those points. Each lender sets its own rules, so check with your broker and tell us if they need anything else.
- Can you write a letter for a property that is tenanted?
- Yes. The letter gives the current rent and lease end as well as our opinion of market rent. If we need to see the home, we arrange it with the tenant after giving the written notice the law requires.
