Glenelg sits on Holdfast Bay about nine kilometres south-west of the city, in the City of Holdfast Bay. Settled in 1836, it is the oldest European settlement on mainland South Australia, and the colony was proclaimed nearby at the Old Gum Tree in what is now Glenelg North.
Jetty Road, the main shopping strip, runs down the middle of the suburb to Moseley Square and the 215-metre jetty, and the Glenelg tram has run along it since 1873. Much of the housing is apartments, from the towers on the foreshore to Holdfast Shores and the marina by the Patawalonga. Its neighbours are Glenelg North, Glenelg East and Glenelg South.

Property management fees in Glenelg
Most Adelaide agencies charge 9% to 11% of the rent collected. Wemark Real Estate charges 6.6% including GST, with no statement fees, no maintenance handling fees and no exit fees. The median weekly rent for a house leased in Glenelg in April to June 2026 was $710, from only 5 new leases, so treat it as a rough guide. On that rent, the management fee alone comes to:
| Management fee | A year on $710 a week |
|---|---|
| 11%, the top of the Adelaide range | $4,061 |
| 9%, the bottom of the Adelaide range | $3,323 |
| Wemark, 6.6% including GST | $2,437 |
That is $886 to $1,624 a year less than the usual range on a typical Glenelg house. The other charges are fixed: a letting fee of 1.5 weeks’ rent plus GST when we place a new tenant ($1,172 on this rent), $33 a routine inspection, $55 for entry and exit inspections, $299 a lease renewal and $12 a month admin, all including GST. Every fee is on our property management fee schedule and in the agreement before you sign.
Rent: SA Housing Trust, Private Rent Report, April to June 2026 (new bonds lodged with Consumer and Business Services). Your own rent depends on the home; book a free rental appraisal for the figure and our fees in writing.
