How the estimate works
Every house sale in South Australia is recorded by the Office of the Valuer-General when it settles. Each quarter the Valuer-General publishes the median price of the houses sold in every metropolitan suburb, and how many sold. This estimate shows that median for your suburb, the three quarters before it, and how it has moved over one year and five. Nothing is adjusted or modelled: the figure is the published median.
What an online estimate cannot see
A median is the middle sale in the suburb, so half the houses sold went for more and half for less. It cannot see your land size, the condition of the kitchen and bathrooms, a renovation, a main road or a quiet court, or how many bedrooms you have. Nor does it know what is for sale near you right now. Two houses in the same street can sell tens of thousands of dollars apart, which is why an appraisal starts from comparable sales, not the suburb figure.
When the figure is a rough guide
Where fewer than five houses sold in the quarter, the median rests on a handful of sales and the estimate says so. Where none sold, it shows the most recent quarter that had a sale. Units, townhouses and vacant land are not in the Valuer-General’s median house file, so for those, an appraisal is the only reliable figure.
Online estimate, appraisal or valuation?
This estimate is the suburb. A free property appraisal is your home: a sales specialist’s price range from comparable sales, free and without obligation. A formal valuation by a licensed valuer is what a bank, court or the tax office relies on, and it is paid. Our guide to house valuations in Adelaide explains which you need.

Common questions
- How much is my house worth?
- The median for your suburb is the place to start, and this estimate gives it in seconds. What your own house is worth depends on its land, condition, layout and street, so for a price range on your home, book a free appraisal.
- Is this house price estimate free?
- Yes. There is no sign-up and no charge, and the figure appears on the page. A full appraisal of your home is free too, with no obligation to sell.
- Where does the house price data come from?
- The Office of the Valuer-General, South Australia, which records every settled sale. Its metropolitan median house sales file is published quarterly on Data SA under a Creative Commons Attribution licence.
- Why is there no figure for my unit?
- The Valuer-General’s suburb medians cover houses only. For a unit, townhouse or land, a free appraisal from comparable sales is the reliable figure.
