Across the 50 Adelaide suburbs Wemark works in, the sales-weighted median house price was $946,672 in April to June 2026, +15% on a year earlier and +84% on five years ago, from 1,156 settled house sales recorded by the South Australian Valuer-General. Of the 40 suburbs with enough sales to compare, 37 rose on the year and 3 fell.
The line is the average of the 50 suburb medians, weighted by how many houses sold in each, so a busy suburb counts for more than a quiet one. It is a fair picture of the northern, north-eastern and inner suburbs where most of these 50 sit, not of Adelaide as a whole.

- North Adelaide, at $4,270,000 from 6 sales, followed by Walkerville ($2,300,000) and Norwood ($2,157,500). Only suburbs with at least 5 sales in the quarter are ranked, because a median from two or three sales says more about those homes than about the suburb.
- Which suburb was the most affordable?
- Davoren Park, with a median of $656,000 from 43 sales, then Elizabeth Downs ($670,500) and Elizabeth ($697,500). Each suburb’s own page shows its five-year line and every quarter’s figure.
- Where do these house price figures come from?
- The Office of the Valuer-General, South Australia, which records every settled sale in the state. Its metropolitan median house sales file is published quarterly on Data SA by the Department for Housing and Urban Development under a Creative Commons Attribution licence. This report uses the release dated 17 July 2026 and covers houses only, not units or apartments.
- How often is this report updated?
- Every quarter, within a few weeks of the Valuer-General publishing the new figures, which is usually two to five weeks after the quarter ends. The next quarter, July to September 2026, will be added when it is released. The date at the top of the page is the date of the data, not the date the page was last opened.
