The median house price here was $972,000 in July to September 2026, across 22 settled sales, according to the South Australian Valuer-General.

Riverlea Park sits on the Gawler River in the City of Playford, west of Port Wakefield Road. More than 2,700 people lived here by March 2026. The Palms Shopping Village opened its first stage in June 2026, and Xavier College Riverlea Park takes its first students in January 2027. This page sets out prices, rents, schools, transport and the flood question, with sources, and every result of ours we can show you here.

The suburb

Living in Riverlea Park

Riverlea Park is the suburb. Riverlea is the estate inside it. Walker Corporation is building the estate on land split from Buckland Park in February 2022, with the Gawler River on the northern boundary and Port Wakefield Road on the east (source). The first residents arrived in October 2022, and more than 2,700 people lived here by March 2026. The plan is for about 12,000 homes and around 40,000 people over the next 20 years (Walker).

So you are buying into a suburb that is still being built. Some of the plan exists today, some is under construction and some has not been announced. Here is which is which, as at 7 November 2026.

Before you buy

Buying in Riverlea Park: what to check first

Riverlea Park has a lot going for it, and it is still being built. These are the questions worth answering before you sign, whoever you buy from.

  • Flood: check the exact lot

The Gawler River is the northern boundary, and the state’s planning assessment describes the area as susceptible to breakout floods from the river (PlanSA). In the 2016 flood, the floodplain authority recorded about 250 properties affected and no homes flooded (GRFMA). That was before anyone lived in the estate.

The approved plans include flood protection works, and the developer states that Gawler River flooding will not enter its lake system up to a 1% AEP event, the one-in-100-year flood (PlanSA). We are agents, not engineers. Before you go unconditional, ask for the flood information for that lot and stage, and get a home insurance quote on the exact address.

  • New or established

The developer is still selling, so resales sit beside new homes. Turnkey terraces were advertised from $658,000 at 7 November 2026 (Riverlea), and on the same day Domain showed 124 properties for sale here, 28 of them house-and-land packages. A finished home with fencing and landscaping done can be lived in or rented now. A new build gives you a choice of plan but a wait. Compare both on the total cost, including what is not in the build price.

  • Rules on the title

Masterplanned estates usually carry encumbrances or design guidelines covering things like fencing, sheds and parking. We could not find Riverlea’s published in full, so have your conveyancer read what applies to your block before you plan around it.

  • The commute

The estate is about 35 km from Adelaide by the developer’s figure, and it has buses but no train. Most households here will drive, so try the trip at the hour you would make it before you commit.

  • Schools

The first school inside the suburb opens in January 2027 and it is a Catholic college. Virginia Primary and Two Wells Primary are government schools in the wider area. Check which government school applies to an address with the Department for Education before relying on one.

  • Reading the median

A median of $972,000 does not mean a typical three-bedroom costs that. Rentals show the mix: 30 of the 35 new house leases last quarter were four-bedroom homes. Expect a smaller home to sit under the median, and ask for sold prices on homes like yours, not the suburb figure.

For investors

Rents and yields in Riverlea Park

The median rent for a house newly leased in Riverlea Park was $715 a week in April to June 2026, from 35 new leases (3-bedroom $650, 4-bedroom $735). That is the highest median rent of the suburbs in this table, $75 a week above Angle Vale. Prices are higher too, so the gross yield of 3.8% compares with 4.4% in Andrews Farm.

SuburbMedian house priceHouse sales, 12 monthsMedian weekly rentGross yield
Riverlea Park$972,00093$7153.8%
Angle Vale$860,000185$6403.9%
Virginia$862,00093$6303.8%
Blakeview$775,000164$5904.0%
Munno Para West$717,500239$5854.2%
Andrews Farm$676,000221$5754.4%

Prices: South Australian Valuer-General, July to September 2026. Rents: SA Housing Trust Private Rent Report, April to June 2026. Gross yield is the median rent over a year divided by the median price, before costs, so it is a comparison between suburbs and not a forecast for any one home. This is general information, not financial advice.

Does Riverlea Park flood?
The Gawler River is the northern boundary, and the state’s planning assessment describes the area as susceptible to breakout floods from the river. In the 2016 flood the floodplain authority recorded about 250 properties affected and no homes flooded, before anyone lived in the estate. It has rents and prices at the top of its area, with a gross yield of about 3.8% on the latest medians, and 93 house sales in the past twelve months. Against that, the developer is still releasing land, so new homes compete with resales. The comparison above sets it against nearby suburbs. Whether it suits you is a question for your own adviser.
